Plan Review Process

The Plans Examiner

The Plans Examiner reviews construction documents submitted for residential homes, commercial and industrial projects, tenant improvements and miscellaneous structures.  The Plans Examiner is responsible for approving these construction documents for compliance to applicable building codes and assisting the permit technician in computing permit fees, which are based on the building’s valuation.  The Plans Examiner also assists the general public and design professionals with interpretations of adopted city building codes and ordinances. 

 

Plan Review Turnaround Times

The City of Nogales is committed to timely attention to your plan reviews.

 

Initial Review Turn Around Times:

  1. Building Reviews: 5-20 working days depending on valuation and complexity
  2. Fire and Utilities Reviews: 20 working days
  3. Engineering Review: 15 working days
  4. Planning site plan and administrative review: 3 working days
  5. Other Planning and Zoning reviews: 5-10 working days (rare)

 

Incomplete or Denied Plans---Resubmittal Working Days

  1. Building Reviews: 3-15 working days depending on valuation and complexity
  2. Fire and Utilities Reviews: 10 working days
  3. Engineering Reviews: 10 working days
  4. Planning site plan and administrative review: 7-10 working days
  5. Other Planning and Zoning reviews: 40 working days to 12 months (rare)

 

Plans Approval and Permit Fees:

  1. If Flood Plain Permit is required, then plans will not be approved until such permit is issued by Santa Cruz County
  2. Once plans are approved, all fees must be paid prior to a Building Permit being issued:
    • Building Permit Fee dependent on valuation
    • Electrical Fee: $25 per electrical meter
    • Plumbing Fee: $7 per water heater
    • Certificate of Occupancy Fee: $25
    • Sewer Impact Fee: dependent on number of fixtures
    • Gas Meter Fee: $25
  3. Pay Utility Fees (as applicable)
    • Sewer Connection Fee
    • Meter Charge
    • Water Impact Fee
    • Deposit
    • Permit Fee
    • Water Supply Connection Fee
    • Establishment Fee
    • Time and Materials charges as needed
